What is EMI?

EMI stands for Equated Monthly Installment — the fixed amount you pay each month to repay your loan. It includes both principal repayment and interest, calculated so the loan is fully paid by the end of the term.

What’s the difference between reducing balance and interest-only?

With reducing balance loans (standard for mortgages and car loans), each payment reduces the principal, so interest decreases over time. With interest-only loans, you only pay interest during the term — the principal remains unchanged and must be repaid separately.

How is the EMI calculated?

The EMI formula is: EMI = P × r × (1+r)^n / ((1+r)^n - 1), where P is the principal, r is the monthly interest rate, and n is the number of monthly payments.

Why does my amortization schedule show more interest in early months?

Interest is calculated on the outstanding principal. In early months, the principal is highest, so interest charges are highest. As you pay down the principal, the interest portion decreases and the principal portion increases.
